Interior Finishes and Architectural Trades
Commercial Drywall and Metal Framing Estimating
Tribuild takes off drywall and metal framing the way you build it: by wall type and assembly. Studs, board, insulation, and accessories are quantified per partition type, with fire- and sound-rated assemblies and finishing levels carried correctly so your labor and material stay defensible.
Drywall and framing bids come apart when wall types get blended into a single square-foot rate. Tribuild quantifies by assembly: every partition tag from the schedule carried with its studs, board layers, insulation, and rated components, so your estimators can price labor and material the way the wall is actually built.
Fire- and sound-rated assemblies are flagged with the correct layer count and rated accessories, shaft walls and cold-formed framing are handled as their own scope, and finishing levels are broken out by area. Every deliverable ships with color-coded partition plans and documented assumptions so your team knows exactly what is carried before bid day.
What we estimate for commercial drywall and metal framing
Metal studs
Interior studs by gauge, width, and spacing, quantified per wall type with height take from the partition schedule.
Tracks
Top and bottom track, deflection track, and slotted track by linear foot to match stud runs.
Interior partitions
Full-height and partial-height partitions counted by wall-type tag against the partition schedule and plan.
Exterior framing
Cold-formed exterior stud back-up walls with sheathing and connection allowances.
Cold-formed metal framing
Load-bearing CFMF, parapets, and framed openings by member and linear foot.
Shaft walls
Shaft-wall assemblies (C-H stud, liner panel, area-separation) by area with rated construction noted.
Gypsum board
Board by type, thickness, and layer count per wall type, with double- and triple-layer assemblies quantified separately.
Specialty board types
Abuse/impact-resistant, mold-resistant, glass-mat, and cementitious board where the specs call for them.
Sheathing
Exterior gypsum and glass-mat sheathing by area, coordinated with the envelope scope.
Insulation within assemblies
Batt and mineral-wool insulation inside framed walls, quantified by area and R-value where specified.
Sound-rated assemblies
STC-rated walls with resilient channel, sound board, and sealant carried per assembly.
Fire-rated assemblies
UL-rated partitions and shaft walls quantified with the correct layer count and rated accessories.
Soffits and bulkheads
Framed soffits, bulkheads, and light coves by linear foot and area with framing and board.
Backing, blocking, and fasteners
In-wall backing and blocking for casework, TV, and equipment, plus fastener and accessory allowances.
Finishing levels
Level 0–5 finish quantified by area so tape, mud, and skim-coat scope is priced deliberately.
Demolition
Removal of existing partitions, board, and framing quantified for disposal.

Frequently asked questions
By wall type. Each partition tag from the schedule is quantified with its studs, board layers, insulation, and rated components, so your team can apply labor and material by assembly rather than a blended number.
Yes. Rated assemblies are flagged with the correct layer count and rated accessories so nothing is under-carried against the UL and STC requirements.
Yes, Level 0 through Level 5 areas are broken out so finishing labor is priced to the spec instead of assumed.
Yes, including load-bearing CFMF, parapets, framed openings, and shaft-wall assemblies, with rated construction noted.
In-wall backing and blocking for casework, equipment, and mounted items are carried as their own line where shown or specified.
